Roofing in the Oakley area
Tear-offs, repairs and replacements across Oakley, from a crew that works high valley ranch country week in and week out.
The conditions a Oakley roof lives with
Attic condensation gets reported as a leak in Oakley more often than an actual leak does. Water drips onto insulation, stains a ceiling, and the roof above it is perfectly sound. Telling the two apart takes getting into the attic rather than onto a ladder.
On a booked replacement the calendar does most of the work. On the day something fails at a Oakley house, stopping the water comes first and the real repair follows.

The weather a Oakley roof works against
Dry for months, then all at once
This climate does not rain steadily, it saves up. Long dry stretches let dust pack into valleys and gutters, then a single cell drops an inch in half an hour. A valley that was clean in May is holding pine duff and grit by August, and that debris dams the water right where the roof concentrates it.
What we clear before storm season
Valleys, gutter runs, the back side of chimneys, and the low end of any cricket. Ten minutes of clearing beats a drywall repair.
Hard freeze after a warm afternoon
The worst single night for a roof up here follows a mild day. Sun works on the snow all afternoon, water runs into every gutter and valley and sits in the low spots, then the temperature drops twenty-five degrees after dark and every bit of that standing water turns to ice with nowhere to go.
Ice finds the path water made
It follows the water backwards, up under a lap, behind a piece of step flashing, into the gap over a fascia board.
One night can undo a season
We see the result in March.
Genuine alpine conditions. Snow sits for months, ice builds wherever an attic leaks heat, and shedding onto a walkway has to be designed rather than discovered.
What we find on roofs around Oakley
Ridge vent against box vents
A continuous ridge slot pulls air along the entire peak, which is why it outperforms a row of box vents on most houses. Box vents still win in specific situations: a hip roof with almost no ridge to cut, a roof broken into separate attic spaces that do not share air, or a low ridge where a slot would sit under drifted snow all winter.
Never mix the two on one attic
Put both on the same space and the ridge pulls its air from the nearest box vent instead of from the soffit. The attic barely moves and the roof looks correctly vented from the driveway.
How long a bead of sealant lasts
Roof sealant is a consumable. In this climate, with the ultraviolet load and the temperature swing, a good product stays flexible for a handful of years and then shrinks, crazes and pulls away from one side of the joint. That is normal and expected behavior for the material.
Design so sealant is a backup
Every joint that matters should shed water by its shape, with the sealant there as a second line. Where sealant is the only thing standing between water and the deck, somebody has signed you up for a maintenance visit every few years.

How the job runs
Attic access before the ladder goes up
A good deal of what we need to know is inside, not outside. We want to see the underside of the deck, the insulation depth at the top plate, whether the soffit chutes are clear, and whether there is a bath fan dumping warm wet air into the attic instead of out through the roof.
Half of roof leaks start in there
A roof fixed without looking at the attic is a roof fixed halfway. Sometimes the answer is that the shingles are fine and the bath fan needs a duct.
Repair or replace, honestly
Not every leak is a new roof. A cracked pipe boot, a lifted flashing, a handful of wind-damaged tabs on one slope: those are repairs, and we do them. The line gets crossed when the mat is brittle across the whole roof, when granule loss is general rather than local, or when the repair count keeps climbing.
How we tell you
We say which one it is and why, and if it is a repair we do not walk it up into a replacement.

We know the inspectors here
Working the same jurisdictions for years means knowing what each building department actually looks at and how they want it shown. That is not about getting anything past anybody, it is the opposite. It means the ice barrier is already where the inspector expects it and the ventilation math is already on the paperwork, so nothing gets opened back up.
A failed inspection costs you time
Usually a week, sometimes a shingle course. Easier to do it right on Tuesday.
A woman-owned, family-run shop
The business is woman owned and family run. That is not a line for a website, it changes who answers the phone and who is accountable when something needs fixing. There is no branch office and no regional manager to escalate to. You are talking to the people whose name is on the paperwork.
Straight answers on timing
When a delivery slips or the weather moves a start, you hear it from us.
Questions we get asked
Not the question you had? Call the shop and ask a person. We would rather talk it through than have you guess from a website.
(801) 382-8898Do you actually work in Oakley?
Regularly. Oakley is ordinary working territory for us, not an outlying job we take when it is quiet.
How fast can you get to Oakley after a storm?
As fast as we can get there. Stopping the water comes first and the permanent repair follows once the weather opens a window.
Do you handle the insurance side?
On hail-damaged roofs, we work with your insurance to get the roof covered. We document the damage thoroughly with photographs, so the claim reflects what is actually on the roof.
What happens if you find bad decking?
We show you. The decking is only visible during a tear-off, so that is when soft sheathing gets found and replaced. We photograph it rather than just add it to a list.
Do you work through the winter?
Yes, with judgment. Shingles need to seal, and in genuine cold that takes longer or needs hand sealing. Emergency work happens whenever it has to. Full replacements get scheduled around the weather rather than forced into it.
What makes a Utah roof different?
Snow load, ice at the eaves, canyon wind and high-altitude sun, all on the same roof. A crew that learned roofing somewhere mild has to learn it again up here.
