Roofing in the Erda area

Replacements, repairs and storm work for Erda homes and buildings.

What a roof in Erda is actually up against

Attic condensation gets reported as a leak in Erda more often than an actual leak does. Water drips onto insulation, stains a ceiling, and the roof above it is perfectly sound. Telling the two apart takes getting into the attic rather than onto a ladder.

Erda is inside the ground we cover around Salt Lake City. When a storm opens a roof up, water still coming in is the one thing we treat as urgent.

Hail does not always look like damage

Hail here can be pea sized and harmless or big enough to bruise a mat. A bruise is a soft spot where the granules are knocked loose and the fiberglass underneath is fractured. You cannot see it from the ground, and from a ladder you often have to feel for it with a thumb.

Soft metal tells the truth

Before we call a roof hit, we check the soft metals: vents, gutter aprons, the fins on a swamp cooler. Dents there are the honest record of what fell.

Microclimate changes street to street

Two homes ten minutes apart can be on completely different roofs in terms of what they endure. Elevation, whether the lot sits in a canyon draw, how much tree cover is overhead, and which direction the main slope faces all change the answer. A roof age that is fine on a shaded north-facing bench home is well past done on an exposed south-facing lot at a higher elevation.

Why we look before we talk

That is the reason we get on a roof before saying anything about it.

What we find on roofs around Erda

Counterflashing let into the masonry

Where a roof meets brick or stone, the honest detail cuts a groove into a mortar joint, tucks the top edge of the metal into it, and seals the groove. Water running down the wall face hits metal and gets thrown out onto the roof. The shortcut runs the metal flat up the wall and caulks the top edge, which works until the caulk moves.

Surface-mounted is a temporary answer

We will do it that way on an emergency repair and tell you plainly that it needs to be cut in properly when there is time.

Pipe boots and roof penetrations

The rubber collar around a plumbing vent is the shortest-lived thing on most roofs. Ultraviolet at this elevation cracks that rubber long before the shingles are tired, and the crack sits directly over an open hole in the deck. Lead boots or a metal collar with a replaceable seal last considerably longer.

Everything that comes through gets a plan

Furnace flues, swamp cooler curbs, satellite mounts, solar standoffs. Each one is a hole somebody has to detail correctly.

What we do around Erda

Every service is its own page. These are the ones Erda asks for most.

Upkeep

Inspections, cleaning and sealing before a small thing gets expensive.

Shingles

Architectural laminate, the field material on most of this valley.

Metal

Standing seam and corrugated, common on canyon-side snow load.

Tile

Clay and concrete tile, and the flashing work they need.

Commercial

Coatings

Restoration coatings when a commercial roof has life left.

Skylights

Installation and the curb-flashing repairs skylights usually need.

Gutters

Gutters, downspouts and fascia, which are part of the roof.

Government

Schools, city, county, state and federal buildings. Every government service is on the government roofing page.

How the job runs

Attic access before the ladder goes up

A good deal of what we need to know is inside, not outside. We want to see the underside of the deck, the insulation depth at the top plate, whether the soffit chutes are clear, and whether there is a bath fan dumping warm wet air into the attic instead of out through the roof.

Half of roof leaks start in there

A roof fixed without looking at the attic is a roof fixed halfway. Sometimes the answer is that the shingles are fine and the bath fan needs a duct.

Waste, salvage and what gets hauled

A tear-off generates a surprising volume, and a fair amount of it does not have to go in a landfill. Asphalt shingles can often go to a recycler, sound tile gets set aside for salvage, and scrap metal leaves separately. The rest goes out in the trailer the same day the work ends.

Leftover material is yours to keep

If you want a bundle in the garage for a future repair, say so before the trailer leaves. Matching a color in six years is the hard part, and a few spare shingles solve it.

The yard gets walked at the end

Twice, in two directions.

How a callback gets handled

If you call us about a roof we replaced, we come look. There is no screening call to decide whether it is our fault first. We would rather drive out and find that a gutter is clogged than argue on the phone about whether it could possibly be the flashing we installed.

Getting it wrong happens

People install roofs and people make mistakes. What separates shops is what happens in the week after somebody finds one.

We come back

A full replacement carries our 10-year workmanship warranty.

The work happens after the handshake

Anybody can be pleasant during a walkthrough. What matters is whether the same person is pleasant on the third morning when the decking is worse than expected and somebody has to make a phone call they would rather not make. That is the part of this job that decides who a company is.

Bad news travels fast here

You hear it from us before you find it yourself.

Questions we get asked

Not the question you had? Call the shop and ask a person. We would rather talk it through than have you guess from a website.

(801) 382-8898
Do you actually work in Erda?

We do. Erda falls well inside the radius we run, and being there often is what lets us tell you how the housing around it was built.

How fast can you get to Erda after a storm?

We stop the water first. Temporary work is genuinely temporary and we say so, but it buys the time to do the actual repair right.

How do I know when a roof is getting close?

Granules collecting in the gutters, tabs lifting or curling at the edges, shingles that look bare in patches, and daylight or staining in the attic. Any of those is worth a look.

Will you tell me if I do not need a new roof?

Yes. Plenty of what we look at turns out to be a repair, and we say so. A roof with years left in it gets left alone, and you get the photographs either way.

How long does a roof replacement take?

Most houses in this valley are a one to two day job once the crew is on site. Steeper pitches, multiple layers to strip and complicated roofs with a lot of valleys take longer, and we tell you which yours is before we start.

Do you handle the insurance side?

On hail-damaged roofs, we work with your insurance to get the roof covered. We document the damage thoroughly with photographs, so the claim reflects what is actually on the roof.
