Roof Coating around Layton
Coatings that extend a sound low-slope roof.
Roof Coating for Layton homes and buildings
Surface prepared, seams reinforced, then a coating applied at the specified thickness.
Layton runs from older housing near the base to new construction out west, and the wind exposure changes noticeably across that spread. Roofs on the open west side see gusting that the older sheltered streets do not.
A coating extends a roof that is sound. It does not fix one that is wet underneath.
What matters on roof coating
Coating extends, it does not rescue
A coating over a sound, dry low-slope roof buys real years. The same coating over a roof with wet insulation underneath seals the water in and hides a problem that keeps growing.
Thickness is the specification
Coatings are specified by applied thickness, not by number of coats. Spread thin to cover more square footage, the product will not perform to anything like its stated life.
How the system goes together
Ridge vent against box vents
A continuous ridge slot pulls air along the entire peak, which is why it outperforms a row of box vents on most houses. Box vents still win in specific situations: a hip roof with almost no ridge to cut, a roof broken into separate attic spaces that do not share air, or a low ridge where a slot would sit under drifted snow all winter.
Never mix the two on one attic
Put both on the same space and the ridge pulls its air from the nearest box vent instead of from the soffit. The attic barely moves and the roof looks correctly vented from the driveway.
Coatings on a low-slope roof
A roof coating is a maintenance system, not a replacement. On a sound membrane or a metal roof with good fasteners, a properly prepped coating adds reflectivity and buys real years. Over a wet insulation layer or a membrane that has already delaminated, it is paint over a problem.
Prep is the whole job
Cleaning, seam treatment, and fixing what is actually broken take longer than rolling the coating on.
When coating is wrong
If a roof is done, coating it just delays the same conversation.
What we check
- Field condition and granule loss
- Valleys, ridges and every transition
- Penetrations and their flashing
- Gutter and fascia condition
What the job looks like
Get on the roof
We walk it rather than look from the drive, check the decking underfoot, the flashings and the ventilation, and photograph what we find before any number is discussed.
Show you what we saw
The photographs come back to you with a plain read of what the roof needs and, just as often, what it does not need yet.
Crew on site
The crews we hire work under Hancock’s direction, staged so landscaping and the drive are protected, working the detail in the order it is supposed to go on rather than the order that is quickest.
Leave it clean
Site cleared at the end of every day, a magnet run over the whole yard for nails at the finish, and the roof walked with you before we go.
Dry for months, then all at once
This climate does not rain steadily, it saves up. Long dry stretches let dust pack into valleys and gutters, then a single cell drops an inch in half an hour. A valley that was clean in May is holding pine duff and grit by August, and that debris dams the water right where the roof concentrates it.
What we clear before storm season
Valleys, gutter runs, the back side of chimneys, and the low end of any cricket. Ten minutes of clearing beats a drywall repair.
Southwest exposure ages fastest
If you only had time to look at one slope on a house here, look at the one facing between south and west. It takes the high sun through the middle of the day and it takes the afternoon heat, so the binder in the asphalt gives up there first. Cupped tabs, bare patches of mat, and a granule line in the gutter under that slope alone.
A roof can be two ages
And knowing that keeps a repair from turning into a replacement it did not need to be.
Where roofs go wrong
The shortcut we see most
Coating spread thin to cover more square footage. The stated service life assumes a specified thickness, and spread thin it will not come close.
What good looks like instead
Substrate prepared, seams reinforced, product applied at the specified rate and checked as it goes on.
Signs worth a look
- Coating chalking or wearing thin at traffic paths
- Seams telegraphing through the coating
- Ponding where the coating has discoloured
- Blisters forming under the surface

What to expect
When coating is the right answer
On a low-slope roof that is sound, dry and draining, a coating adds real service life for a fraction of a replacement. Those three conditions are not optional.
Surface preparation
Most coating failures are preparation failures. The surface has to be clean and dry, seams reinforced, and any ponding addressed before product goes down.
What it will not do
A coating will not dry out wet insulation, correct a drainage problem or bridge a failing seam on its own. If those are present we say so rather than coat over them.
Getting to Layton
A Layton roof that opens up in a storm needs a tarp before it needs a sales pitch. We stop the water first, because that is usually the difference between a ceiling and a remodel.
That proximity is most of what matters when weather moves through. Layton sits in Davis County, and we are on roofs across it regularly enough to know how the housing there was built.
Questions we get asked
Not the question you had? Call the shop and ask a person. We would rather talk it through than have you guess from a website.
(801) 382-8898Do you actually work in Layton?
We do. Layton falls well inside the radius we run, and being there often is what lets us tell you how the housing around it was built.
How fast can you get to Layton after a storm?
We stop the water first. Temporary work is genuinely temporary and we say so, but it buys the time to do the actual repair right.
What happens if you find bad decking?
We show you. The decking is only visible during a tear-off, so that is when soft sheathing gets found and replaced. We photograph it rather than just add it to a list.
Do you work through the winter?
Yes, with judgment. Shingles need to seal, and in genuine cold that takes longer or needs hand sealing. Emergency work happens whenever it has to. Full replacements get scheduled around the weather rather than forced into it.
What makes a Utah roof different?
Snow load, ice at the eaves, canyon wind and high-altitude sun, all on the same roof. A crew that learned roofing somewhere mild has to learn it again up here.
Where Layton sits on our map
Crews reach Layton on the normal week, not as a special run.
