Insurance Roof Restoration for Park City homes and buildings

We work with your insurance and document the damage thoroughly so everyone sees the same thing.

Snow load up here is not a theoretical number. Roofs carry weight for months, ice builds at the eaves where the attic leaks heat, and anything that sheds onto a walkway has to be planned rather than discovered in February.

We do not promise what an adjuster will decide. We make sure the evidence is complete.

What matters on insurance roof restoration

Reading hail honestly

Hail shows on soft metals first. Vents, flashing and gutter aprons take visible dents before the shingle mat shows bruising, so those are what we check first to date the storm and gauge severity. Bruising on the shingle itself is felt as much as seen.

Wind damage runs in lines

Wind gets under a course and lifts along a run, so the one missing shingle visible from the street is rarely the whole of it. The creased tabs either side of it have broken their seal even though they are still in place, and those fail in the next storm.

How the system goes together

Ridge cap is its own material

The cap along a ridge or a hip is the most exposed run on any roof and the most abused during installation. Cutting three-tab pieces to serve as cap on an architectural roof is a common shortcut, and the folded pieces crack at the bend within a few seasons up here. Purpose-made hip and ridge stock is thicker, pre-bent, and holds the fold through the cold.

Nail placement is the other half

Fasteners land under the next piece’s overlap, never through the weather surface where they sit exposed to the sky.

What underlayment actually does

Shingles shed water. Underlayment is what handles the water that gets past them, and something always gets past them. Synthetic underlayment has largely replaced felt because it does not wrinkle when it gets damp, does not tear when the wind catches it during installation, and keeps its footing when a crew is working a steep slope.

Felt still shows up

On small repairs and on matching an existing older assembly it is fine. On a full replacement up here there is no reason to go back to it.

What we check

  • Granule loss and bruising across the field
  • Lifted, creased or missing tabs
  • Cracked ridge and hip caps
  • Soft decking under the worst of it

What the job looks like

1

Get on the roof

We walk it rather than look from the drive, check the decking underfoot, the flashings and the ventilation, and photograph what we find before any number is discussed.

2

Show you what we saw

The photographs come back to you with a plain read of what the roof needs and, just as often, what it does not need yet.

3

Crew on site

The crews we hire work under Hancock’s direction, staged so landscaping and the drive are protected, working the detail in the order it is supposed to go on rather than the order that is quickest.

4

Leave it clean

Site cleared at the end of every day, a magnet run over the whole yard for nails at the finish, and the roof walked with you before we go.

Bands off the lake

Homes on the north end of the valley catch snow bands that come off the water and dump on a narrow strip while the next town over gets nothing. That snow arrives wet and it arrives fast. A roof in one of those corridors takes more events per winter than the numbers for the metro would suggest.

It is a per-street question

Two miles can be the difference between an average snow year and a hard one. Which is why a roof age that seems fine on paper sometimes is not.

We ask about the last few winters

Homeowners in a band know they are in one.

Microclimate changes street to street

Two homes ten minutes apart can be on completely different roofs in terms of what they endure. Elevation, whether the lot sits in a canyon draw, how much tree cover is overhead, and which direction the main slope faces all change the answer. A roof age that is fine on a shaded north-facing bench home is well past done on an exposed south-facing lot at a higher elevation.

Why we look before we talk

That is the reason we get on a roof before saying anything about it.

Where roofs go wrong

The shortcut we see most

A claim filed off a ground-level look. Damage gets missed, the scope comes back short, and the homeowner finds out the hard way in the next storm.

What good looks like instead

The whole roof walked and photographed, soft metals checked to date the storm, and the adjuster met on the roof so everyone is reading the same evidence.

Signs worth a look

  • Dents in vents, flashing or the gutter apron
  • Shingles creased but still in place
  • Granule loss concentrated on one slope
  • Debris or branch strike marks on the field

What to expect

1

What to do first

Get the water stopped and get photographs. If something is actively coming in, call and we will make it safe before anything else happens. Documentation of the immediate aftermath is worth having.

2

How the claim process runs

We document the damage thoroughly, you file, and we work with your insurance from there. On hail-damaged roofs, we work with your insurance to get the roof covered, and the assessment is made from the same evidence we gathered.

3

Temporary versus permanent

Tarping and emergency sealing buy time and nothing more. Temporary is temporary and we say so. The permanent repair follows once the weather gives us a window.

Getting to Park City

We have worked enough of Summit County to know which builders put up which subdivisions and where they cut the same corner twice. That is worth more on a roof than any brochure.

That proximity is most of what matters when weather moves through. Park City sits in Summit County, and we are on roofs across it regularly enough to know how the housing there was built.

Questions we get asked

Not the question you had? Call the shop and ask a person. We would rather talk it through than have you guess from a website.

(801) 382-8898
Do you actually work in Park City?

Yes. Park City sits inside the ground we cover around Salt Lake City, and the crew is there most weeks rather than once a season.

How fast can you get to Park City after a storm?

Storm calls jump the queue. We get there, stop what is coming in, and schedule the real fix rather than rushing a permanent repair in bad weather.

How do I know when a roof is getting close?

Granules collecting in the gutters, tabs lifting or curling at the edges, shingles that look bare in patches, and daylight or staining in the attic. Any of those is worth a look.

Will you tell me if I do not need a new roof?

Yes. Plenty of what we look at turns out to be a repair, and we say so. A roof with years left in it gets left alone, and you get the photographs either way.

How long does a roof replacement take?

Most houses in this valley are a one to two day job once the crew is on site. Steeper pitches, multiple layers to strip and complicated roofs with a lot of valleys take longer, and we tell you which yours is before we start.
