Roof Repair for Kearns homes and buildings

We find where the water actually enters, which is usually a transition rather than the field, and rebuild that detail properly.

Snow sliding off a pitch is a design question in Kearns, not an accident. A roof that dumps its load onto a walkway, a gas meter or a porch roof needs retention planned into it, and that is a decision made before the shingles go on rather than after somebody gets hit.

Not every leak is a new roof. If it is a repair we do it and say so.

What matters on roof repair

Finding the actual entry

Water gets in at one place and shows up at another, often several feet away, because it travels along framing and decking before it finds a path down. Repairing the visible stain leaves the entry point open, which is how the same leak gets fixed three times.

When a repair stops making sense

The line is not a number of years. It is whether the mat is still flexible, whether granule loss is local or general, and whether the repair count is climbing. When all three point the same way we say so rather than keep selling repairs.

How the system goes together

Dry-in is the real milestone

The moment that decides whether a re-roof goes well is not when the last shingle goes down, it is when the deck is covered, taped at the penetrations and sealed at the edges. From that point the house is weather-tight and everything after it is finish work. A crew that understands this never leaves at the end of a day with bare deck showing.

Ice barrier goes down first

Eaves, valleys and every pipe before any field underlayment. Working from the bottom up means every sheet laps over the one below it the way water expects.

Then the metal, then the field

In that order, every time.

Ice-and-water shield, and where it goes

This is the single most important membrane on a Utah roof. It is a self-adhering sheet that seals around nail shanks, and it belongs at the eave, in every valley, and around every penetration.

The eave measurement people get wrong

Code language is about coverage past the interior wall line, not a flat number of feet. On a house with deep overhangs that means more courses than a builder might assume.

Valleys get it too

A valley carries water from two planes. It gets the membrane whether anybody asks for it or not.

What we check

  • Step flashing at every wall course
  • Counterflashing let into the masonry, not surface-sealed
  • The cricket on the high side of the chimney
  • Pipe boot condition and collar cracking

What the job looks like

1

Get on the roof

We walk it rather than look from the drive, check the decking underfoot, the flashings and the ventilation, and photograph what we find before any number is discussed.

2

Show you what we saw

The photographs come back to you with a plain read of what the roof needs and, just as often, what it does not need yet.

3

Crew on site

The crews we hire work under Hancock’s direction, staged so landscaping and the drive are protected, working the detail in the order it is supposed to go on rather than the order that is quickest.

4

Leave it clean

Site cleared at the end of every day, a magnet run over the whole yard for nails at the finish, and the roof walked with you before we go.

Elevation changes the whole calendar

A roof at the top of a canyon and a roof on the valley floor are on different schedules. Up high the snow arrives in October and is still there in May, the freeze cycles are deeper, and the ultraviolet load in the thin air is harsher year round. Down low there are more melt-and-refreeze swings and fewer feet of standing load.

Same materials, different details

The ice barrier runs further, the ventilation gets sized up, and the fastening schedule tightens as the elevation goes up.

A slide onto a walkway

A loaded slope above a front door or a side path is a safety matter before it is a roofing one. Snow releases in one piece, and a hundred pounds landing on a step is how people get hurt. It also tears at the gutter on the way past and bends the hangers out of the fascia.

Fixing it means changing the geometry

Retention hardware, or a small roof over the entry to break the fall, or moving the path. Something has to change, because the slope will keep doing what slopes do.

Where roofs go wrong

The shortcut we see most

Sealant troweled over a flashing gap. It buys a season, sometimes two, and it makes the eventual repair harder because the sealant has to come off first.

What good looks like instead

The metal detail rebuilt so water is shed mechanically, with sealant used only where a mechanical detail cannot do the whole job.

Signs worth a look

  • A stain that grows after every storm
  • Drips that appear hours after the rain stopped
  • Shingles missing in a line rather than singly
  • Daylight at a penetration when you look up from the attic

What to expect

1

How we price a repair

After we have been on the roof, not before. A repair that looks like one shingle from the ground is sometimes a rebuilt valley, and quoting it sight unseen helps nobody.

2

How long a good repair lasts

A properly rebuilt detail lasts as long as the roof around it. That is the point of doing it mechanically rather than with sealant, which is a consumable and behaves like one.

3

When we will tell you to wait

If a roof has a few years left and the repair is holding, we will say so. Replacing early is money spent before it needed to be.

Getting to Kearns

Kearns sits inside the ground we cover around Salt Lake City. Working it regularly is why we can tell you what a roof needs without hedging.

That proximity is most of what matters when weather moves through. Kearns sits in Salt Lake County, and we are on roofs across it regularly enough to know how the housing there was built.

Questions we get asked

Not the question you had? Call the shop and ask a person. We would rather talk it through than have you guess from a website.

(801) 382-8898
Do you actually work in Kearns?

Regularly. Kearns is ordinary working territory for us, not an outlying job we take when it is quiet.

How fast can you get to Kearns after a storm?

As fast as we can get there. Stopping the water comes first and the permanent repair follows once the weather opens a window.

How do I know when a roof is getting close?

Granules collecting in the gutters, tabs lifting or curling at the edges, shingles that look bare in patches, and daylight or staining in the attic. Any of those is worth a look.

Will you tell me if I do not need a new roof?

Yes. Plenty of what we look at turns out to be a repair, and we say so. A roof with years left in it gets left alone, and you get the photographs either way.

How long does a roof replacement take?

Most houses in this valley are a one to two day job once the crew is on site. Steeper pitches, multiple layers to strip and complicated roofs with a lot of valleys take longer, and we tell you which yours is before we start.
