Roof Repair around Murray

Targeted fixes when the roof has life left in it.

Roof Repair for Murray homes and buildings

We find where the water actually enters, which is usually a transition rather than the field, and rebuild that detail properly.

Hail is the damage nobody sees from the ground. In Murray we check the soft metals first, because vents, flashing and gutter aprons dent before the shingle mat shows bruising, and those dents date the storm.

Not every leak is a new roof. If it is a repair we do it and say so.

What matters on roof repair

Finding the actual entry

Water gets in at one place and shows up at another, often several feet away, because it travels along framing and decking before it finds a path down. Repairing the visible stain leaves the entry point open, which is how the same leak gets fixed three times.

When a repair stops making sense

The line is not a number of years. It is whether the mat is still flexible, whether granule loss is local or general, and whether the repair count is climbing. When all three point the same way we say so rather than keep selling repairs.

How the system goes together

Fasteners rust from the inside out

Screws and nails on a roof within reach of the lake air corrode faster than the same hardware would inland. A plain steel nail head disappears under a shingle and takes years off the roof’s hold without a single visible symptom. Hot-dipped galvanized or stainless where the metal is exposed is a small line item that decides whether the roof reaches its rated life.

Mixed metals make it worse

Aluminum flashing pinned with the wrong screw sets up a reaction that eats the softer metal at every contact point.

We look at the old nails

What came out of the last roof tells you what to put in the new one.

Open valley or closed

A closed valley weaves or cuts the shingles across the intersection. An open valley runs metal down the center with the shingles cut back off it. Around here, with the volume of water and ice a valley concentrates, open metal over ice-and-water shield is the detail we reach for on most homes. It moves debris out instead of catching it, and it gives ice a smooth surface instead of a shingle edge to grab.

The W profile

A center rib keeps water from one plane washing up under the shingles on the other.

What we check

  • Step flashing at every wall course
  • Counterflashing let into the masonry, not surface-sealed
  • The cricket on the high side of the chimney
  • Pipe boot condition and collar cracking

What the job looks like

1

Get on the roof

We walk it rather than look from the drive, check the decking underfoot, the flashings and the ventilation, and photograph what we find before any number is discussed.

2

Show you what we saw

The photographs come back to you with a plain read of what the roof needs and, just as often, what it does not need yet.

3

Crew on site

The crews we hire work under Hancock’s direction, staged so landscaping and the drive are protected, working the detail in the order it is supposed to go on rather than the order that is quickest.

4

Leave it clean

Site cleared at the end of every day, a magnet run over the whole yard for nails at the finish, and the roof walked with you before we go.

Cold nights pull condensation into the attic

A lot of what people call a roof leak up here is not a leak. Warm moist air from the house rises into an attic, hits a deck that is well below freezing, and condenses on the underside of the sheathing. In the morning it drips. Homeowners see a wet spot and think shingles, when the problem is that the attic is not moving air.

Frost on nail points

We look for rust rings and frost on the nail shanks. That pattern tells you it is condensation before a single shingle comes off.

The wet spring snow problem

Late season storms carry more water per inch than anything that falls midwinter. That heavy stuff clings to a roof instead of sliding, pushes on gutters, and refreezes at night into a solid mass on the overhang. It is also the load most likely to find a framing weakness.

After a heavy spring storm

Walk the drip line and look for bent gutter hangers and separated seams. Then look at the ceilings inside along exterior walls.

What we check on the deck

Spongy sheathing between rafters, especially over the eave where the ice sat.

Where roofs go wrong

The shortcut we see most

Sealant troweled over a flashing gap. It buys a season, sometimes two, and it makes the eventual repair harder because the sealant has to come off first.

What good looks like instead

The metal detail rebuilt so water is shed mechanically, with sealant used only where a mechanical detail cannot do the whole job.

Signs worth a look

  • A stain that grows after every storm
  • Drips that appear hours after the rain stopped
  • Shingles missing in a line rather than singly
  • Daylight at a penetration when you look up from the attic

What to expect

1

How we price a repair

After we have been on the roof, not before. A repair that looks like one shingle from the ground is sometimes a rebuilt valley, and quoting it sight unseen helps nobody.

2

How long a good repair lasts

A properly rebuilt detail lasts as long as the roof around it. That is the point of doing it mechanically rather than with sealant, which is a consumable and behaves like one.

3

When we will tell you to wait

If a roof has a few years left and the repair is holding, we will say so. Replacing early is money spent before it needed to be.

Getting to Murray

Murray sits inside the ground we cover around Salt Lake City. Working it regularly is why we can tell you what a roof needs without hedging.

That proximity is most of what matters when weather moves through. Murray sits in Salt Lake County, and we are on roofs across it regularly enough to know how the housing there was built.

Questions we get asked

Not the question you had? Call the shop and ask a person. We would rather talk it through than have you guess from a website.

(801) 382-8898
Do you actually work in Murray?

We do. Murray falls well inside the radius we run, and being there often is what lets us tell you how the housing around it was built.

How fast can you get to Murray after a storm?

Storm calls jump the queue. We get there, stop what is coming in, and schedule the real fix rather than rushing a permanent repair in bad weather.

How do I know when a roof is getting close?

Granules collecting in the gutters, tabs lifting or curling at the edges, shingles that look bare in patches, and daylight or staining in the attic. Any of those is worth a look.

Will you tell me if I do not need a new roof?

Yes. Plenty of what we look at turns out to be a repair, and we say so. A roof with years left in it gets left alone, and you get the photographs either way.

How long does a roof replacement take?

Most houses in this valley are a one to two day job once the crew is on site. Steeper pitches, multiple layers to strip and complicated roofs with a lot of valleys take longer, and we tell you which yours is before we start.
